Rental Policies

Last Minute Reservations

All reservations made within 72-hours of arrival time are required to check in with a major credit card and government issued identification card. A photo copy will be made and kept on file for 30 days.

Reservation Requirements

A Security Deposit is required to make a reservation. The Security deposit is $250 for stays less than 30 nights and $500 for stays 30 nights or longer. The Security Deposit is non-refundable and applied to balance at check-out time.

A Damage Deposit is required to make a reservation. The Damage Deposit is $250 and returned 3-5 business days after check-out time provided no damage or excessive cleaning has been assessed.

In lieu of a Security Deposit guests can purchase trip cancellation and travel insurance for 7% of the non-refundable trip total (lodging) excluding taxes and services or for 9.5% TripHedge Cancel For Any Reason, per the terms and conditions. Click here for more information. 

In lieu of a Damage Deposit guests can purchase rental damage protection coverage up to $3000 in coverage, per the terms and conditions for $39.00 . Click here for more information.

Balance Collection

Any payment method is acceptable for balance collection however the credit card on file will be the default method. The balance on all reservations less than 30 nights is collected 7 days prior to arrival. For stays greater than 30 nights, only the 1st months rent is collected 7 days prior to arrival.

Cancellations And Claims

Confirmed reservations canceled 8 days or more, prior to arrival date, are subject to Security Deposit loss. Any additional funds will be returned. Confirmed reservations canceled 7 days or less, prior to arrival date, are subject to full rental charge unless the unit can be re-rented. Confirmed reservations over 27 nights are subject to 100% forfeiture of the Security Deposit, when canceled at any time.

All confirmed reservations with Trip Cancellation & Travel Insurance will have the full rental amount charged at the time of cancellation. Please note that all refunds are managed via Paypal for any reservation not booked directly with Casa Buena Vista Rentals.

Use Of Property

Any and all damage, item removal, or loss of value of any and all amenities, furnishings, or physical structure, will be the full responsibility of the credit card bearer or insurance policy holder. We reserve the right to reimburse any costs associated with repairs, replacements, or loss due to negligent conduct of guests. This includes the misuse of items resulting in their repair or replacement. We reserve the right to claim loss due to accidental damages on behalf of the insurance policy holder or credit card bearer of deposit.

San Francisco Hotel Tax

All rates are subject to a City Hotel Tax of 14%. This tax is not applied to reservations over 29 nights.

Arrival and Departure Instructions

Check in time is 3PM and check out time is 11AM. If you require an early arrival or late departure, special arrangements may be made by contacting us in advance. A $35 fee is required for early arrivals up to 12PM with 24 hours advanced notice. The fee is $70 for notifications received within 24 hours of arrival. For late departures, when available, the fee is $35. Keys are available for pickup from our office at 3PM the day of your arrival. The keys must be returned to this same location by 11:30AM the day of your departure. For additional fees, alternative key retrieval and return options can be provided.

Transfers

In the event of emergency repairs, owner issues, or if the unit poses an immediate safety hazard, we may be forced to transfer you to a comparable or upgraded unit. You will have the choice to accept the transfer or receive a full refund.

Rewards Program

All confirmed reservations earn a 5% credit for up to 31 days of occupancy. The credit is available for reservations made 30 days after departure and expires 18 months later with no black out periods or unit restrictions. Retain reservation number for future use.

The credit is transferrable and can be applied towards upgrades, car and key services, or for tickets to some of San Francisco's top attractions. Credit cannot be earned on reservations where credit has been applied. To apply credit, reference the credited reservation number at time of registration. Credit cannot be applied to reservations after registration.

Accessibility Policy

Each of our properties is unique. Given this fact, if you or anyone in your party has a special need regarding accessibility, please contact us in advance of your reservation to confirm if the unit is appropriate for your use. This may include, but is not limited to, stairs, hills, and parking arrangements. We do not warrant any property to be handicap accessible. Each unit does have an accessibility rating of 1-5. A rating of 5 is the most physically challenging.

As a general guide, each property listing has an accessibility rating ranging from 1 through 5. 1 is least challenging access and 5 is most challenging.

Smoking Policy

All vacation rentals are non-smoking; including decks, patios, and pool side locations. Evidence of guests smoking may result in additional cleaning fees and forfeiture of deposit.

Cleaning Fees And Excessive Use

There are no additional charges associated with reservations that are 13 or less days. The cleaning fee has been applied to your nightly rate. Guests staying more than 27 days are encouraged to use our housekeeping services to avoid any potential cleaning fees assessed at departure. This service includes fresh towels, linen, soaps, and papers. Excessive use is defined as requiring additional housekeeping efforts beyond standard practice and is subject to additional housekeeping fees.

Pet Policy

Please contact us. Each vacation rental has an individual policy. Not all units accept pets.

Personal Conduct Policy

To preserve the quality of atmosphere for our neighbors we ask the each guest exercise fair judgment and monitor their noise levels. Parties or social functions with multiple or loud guests may result in immediate eviction. Please observe our daily quiet time from 9PM - 8AM.
