Your Rental Requires Full Observance


SECURITY DEPOSIT:
We require a $750 non refundable deposit which will be applied to your last month's rent. At check in we will charge a $250 damage deposit. As an alternative, guests may purchase damage insurance for $39. The damage insurance waiver is non-refundable and entitles the guest to $3000 worth of accidental insurance. The policy duration is 90 days and will automatically renew at each 90 day interval for $39. Damage due to negligence is not covered by the insurance. Deposits are not required for bookings made through specific 3rd party platforms like Airbnb  or Booking.com.


CONDUCT & COMMUNITY:

Hosting additional guests not on the rental agreement is generally not allowed at any of the properties.  This does not mean you can not have guests for dinner but it does mean you can not have a party or gathering which disturbs other guests or neighbors. Please observe parking restrictions governing street cleaning or timed parking to avoid any fines.


SMOKING:

All of our properties are non smoking. This means in or around the properties, rooms, on decks, patios, garages, roofs, and basements. Evidence of such will result in fines minimum of $250.


DAMAGE DEPOSIT:
A $250 non-refundable security deposit is required to make a reservation. This deposit secures against time off the market and is applied to the rent for your stay. For stays over 27 nights the security deposit is $500 and non-refundable. However the $500 deposit is applied to the last months rent. As an alternative, guests may purchase travel insurance for 7% of the base lodging excluding taxes and services.


BALANCE COLLECTION:
Any payment method is acceptable for balance collection however the credit card on file will be the default method. The balance on all reservations less than 28 nights is collected 7 days prior to arrival. For stays greater than 27 nights, the 1st months rent is collected 7 days prior to arrival.
CANCELLATIONS & REFUNDS:
Confirmed reservations canceled 8 days or more, prior to arrival date, are subject to forfeiture of the $750 security deposit. Any additional funds will be returned.
Confirmed reservations canceled 7 days or less, prior to arrival date, are subject to full rental charge unless the unit can be re-rented.

Confirmed reservations over 27 nights are subject to 100% forfeiture of the security deposit, when canceled at any time.

Damage deposits are refundable within 2-3 days after departure however the $39 damage insurance waiver is non and can only be refunded under certain conditions.

Security deposits are applied to the final balance however the travel insurance premium is not and can only be refunded under certain conditions.

Please note that we manage all refunds via Paypal for any reservation not booked through Casa Buena Vista Rentals directly.

All confirmed reservations with travel insurance will have the full rental amount charged at the time of cancellation. Guests will then be encouraged to file a claim with the insurance company as per the policy instructions.

KEY PICKUP:

At 3PM on the day of your arrival, your keys and maps will be available at  our office.  If we are not in the office, the keys will be in the mailbox and accessible by the combination . You are not required to collect your keys at 3PM however they will remain in the safe until the following morning. The envelope you receive will contain a map to your unit, check in instructions, and wifi instructions.

GUEST SERVICES:
We also can provide key service by sending keys to your location allowing you to go directly to the property. Additionally, we can provide car service. HOUSEKEEPING:

Guests will be charged one cleaning for each stay. Guests can request additional cleanings during their stay at a discounted rate. Additional basic cleaning service does not include laundry, linen, or bath towels. Full service is all inclusive but does not include personal laundry. The rate varies based on the size of the unit and the frequency of the cleaning. Basic cleanings averages from $150 to $200 depening on the size of the unit. Full service cleanings averages from $190 to $250. You can request a quote for your specific unit through email or by phone

KEY RETURN:
Keys must be returned to our office at 1652 Waller and placed in the mailbox by 11:30AM on the last day of your stay. If you leave the keys in the unit you could be subject to a fee of $50 for key retrieval. Your check out date is


ELECTRONIC LOCKS

If your unit is equipped with an electronic lock  we will provide you with the combination on the day of your arrival. If you have made a reservation through a third party platform, we will also post the combination there. If you do not receive the combination by 3PM on the day of your arrival, please contact Casa Buena Vista Rentals at 866-932-5588..

CHECK OUT DUTIES:
·   Place trash in outside bins
·   Wash & dry dishes
·   Turn off all heaters and lights
·   Close all windows
·   Place towels in bathroom
·   Check for personal items

REWARDS PROGRAM:
For reservations booked and executed after January 1st 2022, earn 5% credit for up to 31 days of occupancy. The credit is applied to reservation 30 days after departure and expires 18 months later with no black out periods or unit restrictions. Retain reservation number for future use. The credit is transferrable and can be applied towards upgrades, car and key services, or for tickets to some of San Francisco’s top attractions. Credit cannot be earned on reservations where credit has been applied.

LIMIT OF LIABILITY: 
Being of lawful age and in consideration of being permitted to participate in the activity described below, the Participant releases and forever discharges the Activity Provider, the Activity Provider's spouse, heirs, executors, administrators, legal representatives and assigns from all manner of actions, causes of action, debts, accounts, bonds, contracts, claims and demands for or by reason of any injury to person or property, including injury resulting in the death of the Participant, which has been or may be sustained as a consequence of the Participant's participation in the activity described below, and not withstanding that such damage, loss or injury may have been caused solely or partly by the negligence of the Activity Provider.
